Qualifying Criteria:
- Sufficient income: 3 times the rent amount is the industry standard
- Sufficient savings: 4 times the monthly rent amount
- Healthy credit history and score
- Clean background check
- Clean eviction history
- Stable employment history
- Positive reference checks
- Ability to pay two months' rent as security deposit
IMPORTANT NOTE:
I understand that the following required supporting documents must be submitted with the application for full consideration. The application is incomplete without the applicable supporting documentation and will not be considered:
1) Last three (3) bank statement copies with all pages (for each Tenant or Guarantor/Cosigner) as PDF files
2) Last three (3) employment pay stub copies (for each Tenant or Guarantor/Cosigner)
3) A photocopy or electronic image/photo of your Driver’s License, government-issued ID card, or passport
4) A photocopy or electronic image/photo of your Social Security Card
Please email the bank statements, pay stubs, and other documents directly to the agent or owner.
Once your application is reviewed, you may be asked to release or authorize your credit history to be shared with us. If your application is approved, you will be notified and invited to sign a lease contract (usually within 48 hours).
AT LEAST TWO DOCUMENTS TO PRESENT AT LEASE SIGNING:
1. Valid Driver License or ID issued by a US state
2. US Passport
3. Social Security Card
Your signature is required on this form as this application cannot be processed without the required signature.
SECURITY DEPOSIT:
Residential properties require a security deposit that equals to two months' rent for unfurnished units (three months' rent for furnished units).
The security deposit may be paid at or prior to lease signing.
CREDIT CHECK:
I understand that if my application is preliminarily accepted based on the information that has been provided, the landlord or landlord’s agent may engage the services of a “tenant screening service provider” (such as Experian Connect, TransUnion SmartMove, or CoreLogic SafeRent, or any similar service provider or any credit reporting agency) to obtain information such as credit reports, credit scores, credit-based leasing recommendations, security deposit recommendations, criminal report (including 50 state sex offender and OFAC/terrorist searches), renter fraud warnings, automated renter identity verification, and rental address history for each prospective tenant or guarantor/co-signer.
I understand that a $30 to $40 charge will apply, billed by and payable directly to the credit report provider (e.g. TransUnion), in order to run the requisite credit checks for final approval. While the rental application is free, the credit reporting agency charges for the credit report. The fee goes solely and directly to the credit reporting agency, and not to the landlord.
