We look for stable long term residents paying rent on time and good neighbors for others. The basic Criteria to approve applicants involves Credit, Financial and Criminal background and stability for each person whether applying jointly or independently, in compliance with tenant laws guests staying more than 14 days in any twelve month need proof of alternate housing such as a utility bill or the extra occupant fees including background/credit check will apply.
Once approved we will notify you. We can hold a unit with a holding fee equal to half month rent for 15 days for some properties, this is not refundable unless the unit is not ready on your move-in day. On your move-in day when the lease is signed and move-in funds are paid in full the keys will be issued and the holding fee is then credited to the first month, if needed the next rent cycle the prorated rent will be determined to get rent payments back to the 1st of each month.

__Higher credit score required for prospects without in state job and rental history.
__ Schedule viewing and Fill rental application online completely and truthfully.
__ Provide proof of income (paystub or tax return).
__ Provide proof of rental history (lease)
__ Keep all comminication simple, precise.
__Able to do minor maintenance and upkeeping.
__Each applicant has the ability to care for themselves and garnishable income.

__Petless or friendly pet with proof of license, tages, shots, insurance. neutered, declawed and fill pet registration form.
__ Easy to communicate or able to provide more evidence if prescreen out, but not argumentive.
__Everything else has to better if without Missouri ID and residence.
__Coapplicants /roomates must have been staying together or stay alone for 2 to 10 years
__From current employor within 25 Miles 1 to 10 year.

__Provide Missouri local stable emergency contacts willing and able to help for emergency.

__At times we can work with newly hired employees using a cosigner who currently owns real property in the same jerisdiction, this process makes the move in fund double and that cosigner also must sign the lease after passing the same credit/background check application.
Prospects can provide evidence of ability to pay when denied or asked for more information. Argument and threaten will not help, only scare us from doind business with them.
